This homeowner was always uncomfortable on the second floor. Too hot in the summer and too cold in the winter. They also complained of drafts on the first floor that made television watching unbearable in the winter.
The first measures undertaken to improve comfort were to seal air leaks in the attic and basement to cut drafts by 70%. The attic was then insulated to reduce heat transfer through the ceiling by 66%. The heating and air conditioning equipment was then replaced for three reasons:
1. Sealing and insulating the house saved so much energy the old equipment was grossly over sized.
2. THe furnace was of poor quality and had been a service nightmare for a few years.
3. The old AC used R-22 refrigerant (which is very expensive) and had developed a leak.
This home is now super comfortable and heating/cooling bills are half what they were last year.
The project qualified for a $4000 NJ Home Performance rebate and 0% financing on the balance.
AC Before
This old system was rusting away while wasting energy. It also used R-22 refrigerant which is being phased out by the EPA because it depletes the ozone layer.
AC After
New Amana 16 SEER 2-stage outdoor unit provides dramatically higher efficiency and superior humidity removal than the old system. It also qualified for NJ rebates.
Gas Furnace Before
"Bargain" gas furnace that only lasted a few years before needing replacement. There is an old, unhealthy drum type humidifier attached to the ductwork above the furnace.
Gas Furnace After
Amana 96% efficient furnace that changes its output depending on the temperature outside. The humidifier has been removed because we sealed and insulated this home making it less drafty and dry in the winter.
